Almost always a light industrial or warehouse unit with a high roof, a rig, matted floors, warm air or radiant heaters and a small shower block. Destratification fans push warm air back down from a high roof and typically cut heating demand in a tall unit noticeably for a small capital outlay.
Insulate or draught-strip the roller shutter and personnel doors before you spend anything on the heaters themselves.
Heat to class times, not to opening times. A timer or smart thermostat tied to your timetable is the single cheapest win in a box gym.
Swap high-bay metal halide or fluorescent for LED with zone control. Carbon Trust puts lighting at up to 20% of total energy cost in a dry leisure centre, and says occupancy sensors alone can take up to 30% off lighting costs.
Drop the training floor setpoint by 1°C. Carbon Trust says that cuts fuel consumption by around 8%, and nobody doing burpees will notice.
